As rent affordability pressures intensify and rent-control policies are considered in markets such as Boston, New York, Los Angeles and Washington, D.C., how are multifamily operators adjusting their strategies to maintain performance?

From what we’re seeing, operators are becoming much more selective about supplier partnerships. The easiest decisions to justify are those that can clearly tie back to ROI, either through revenue generation or expense savings. There’s also less room for “nice-to-have” spend, so operators are asking tougher questions about what actually performs and what earns its place in the budget. That’s pushing them to focus on partners that can demonstrate impact, not just resident appeal.
