What’s home without the things that help you feel settled, connected and taken care of?

That idea is at the heart of Main Street Square, a community managed by Hawthorne Residential, in Holly Springs, North Carolina. With downtown Holly Springs nearby, Raleigh within easy reach, and major Triangle employers just minutes away, residents are never far from the places they want and need to be.

And once they’re back home, they have plenty of ways to enjoy the everyday, from relaxing by the resort-style pool and squeezing in a workout to taking their dog to the park and picking up essentials from on-site retail just steps away.

But there’s one amenity that Community Manager Dawn Gabriel says gets an especially enthusiastic reaction from residents.

“We’ve had a lot of people come in and go, ‘Oh my gosh, I didn’t know you guys had this here!’,” she said.

The amenity at the center of those reactions? PrintWithMe.

It’s proof that while digital may be the new default, printing remains an essential need. And residents will always appreciate having quality printing available right where they live.

But before PrintWithMe became a resident favorite, Main Street Square was working with a printer that was more relic than resource.

“We got to advertise PrintWithMe as another amenity, which was great because we went from not having a business center to having a printer and a scanner that residents could come in and use.”
The Challenge

There was a time when shared computers and office equipment had an entire room in the clubhouse. The business center, as every multifamily veteran remembers, was basically the apartment community’s unofficial office away from the office.

As laptops replaced desktops and smartphones replaced most of what those computers were used for, business centers faded into the background. But printers? That’s a staple still deserving of a place in modern apartment communities.

Unless, of course, that printer is leftover from a stripped-down business center, disconnected and barely used. Which is exactly what Dawn Gabriel discovered when she joined Main Street Square. So, she did what any sensible community manager would do. She got rid of it.

For a while, the community went without resident printing. But getting rid of the old printer didn’t get rid of the need. Without a dedicated self-serve solution, everyday print requests started making their way to the leasing office.

“Residents would email us what they needed, and we’d print it out for them, but we were also touring people, answering the phone, and returning emails, so we’d have to stop what we were doing,” Dawn said. “Eventually, I knew it had to stop. We considered buying another printer, but decided against it.”

Buying another printer would have solved the equipment problem, but it wouldn’t have addressed the time, supply costs, and staff involvement that had made the first setup so problematic.

Then, she remembered PrintWithMe.

The Solution

“I already knew PrintWithMe’s reputation, so it was the first company I went to,” she recalls. “I knew the service and customer service were going to be great.”

And just like that, resident printing was back at Main Street Square. Only this time, residents had a reliable, consistent way to print without having to track down a member of the leasing team.

Getting PrintWithMe up and running was as straightforward as Dawn hoped. There was no drawn-out installation or complicated setup for the team. In fact, they decided to skip paid installation and handle the unboxing themselves.

“The hardest part was unboxing it,” she recalled. “It only took a whole five minutes off my life.”

Once it was in place, Main Street Square made the printer easy for residents to find and even easier to figure out. Located just inside the clubhouse entrance, the printer is highly visible, with signage walking residents through how to download the app and get started.

Residents send documents to the printer straight from their own devices, then stop by the clubhouse when they’re ready to pick them up. The team doesn’t have to collect files, press print or interrupt whatever they’re doing to help. And most residents don’t need help getting started, either. When someone does, the team lends a hand and then residents are free to use the printer and scanner whenever they need them.

For Dawn, that’s the difference between simply having a printer and having a resident printing amenity.

The printer may have taken just five minutes to set up. But for the Main Street Square team, those five minutes changed everything.

The Results

Dawn knew PrintWithMe would fill a gap at Main Street Square, and the residents needed zero convincing. They were sold on PrintWithMe before it was even installed.

“When we were advertising that we were bringing PrintWithMe here, everybody thought it was awesome,” she shared. “We advertised it for a couple months before we actually got it, so it was great to see how many people were excited about it.”

That anticipation turned into real appreciation once the printer arrived.

“I definitely enjoy having PrintWithMe here, and I think it’s a valued amenity on our property,” she noted. “Residents think it’s wonderful that we have it.”

And residents aren’t just excited to have it, they have a practical reason to use it. They can print securely from anywhere on the property and pick up their documents without having to send them through the leasing office first. Most print jobs may be ordinary, but residents also use PrintWithMe for tax returns and other sensitive documents, making that added privacy especially valuable.

The team gets the same convenience of having a fully functional printer on-site without taking on everything that comes with owning one.

“We haven’t even had to contact support yet. Knock on wood, but so far it’s been a seamless amenity,” Dawn shared. “We’ve spent zero time trying to troubleshoot or fix anything.”

There’s also not a list of printer expenses to keep tabs on because everything is included in one monthly cost, from paper and toner to maintenance, repairs, and support.

“I love the fact that PrintWithMe is just one cost per month,” she said. “And they maintain everything and even provide the paper, which takes the stress of one other amenity that we have to keep up off our shoulders.”

When asked to sum up PrintWithMe in three words, Dawn didn’t hesitate:

“Simple, valuable, consistent.”

It’s also a service she’s happy to recommend.

“I really don’t know how other properties do their printing, but I have definitely recommended PrintWithMe to just about everybody I could think of,” she said. “Honestly, the whole experience has just been really easy. Printing at Main Street Square went from nothing to amazing.”
